Court Documents State Mary Cummins Terrorized her Neighbor

Mary Cummins, Animal Advocates, Cummins Real Estate Services, Cummins Real Estate Appraisals

Yes, according to court documents, Mary Cummins of Animal Advocates and Cummins Real Estate Services did indeed terrorize Jason Simas, her next door neighbor when she lived at 359 N. Sweetzer Ave., Los Angeles, CA.

Mary Cummins claims she sold the house to an unknown person (LOL) a few
years ago.  Oddly enough, Mary Cummins is still directing donations to that
address for her suspended non-profit
.  (Yes, the IRS was interested in that
fact). But we must get back to Mr. Simas and his plight (of having the misfortune to have Mary Cummins as a neighbor).  You can read the court documentation here and then there is the deposition of Mary Cummins that was taken for the  Bat World Sanctuary v Mary Cummins lawsuit where Mary LOST to the tune of $6.1 Million to Bat World.  The judge said her defamation of the famous sanctuary was, “egregious as well as malicious as well as intentional”.
(I am so easily distracted when it comes to this maniacal loser, Mary Cummins) so back again to Mr. Simas and how she drove this man to sue her for defamation.  From the court-ordered deposition of Mary Cummins:

Attorney:  Who's Jason Simas, or Simas?
Cummins:   He was my next-door neighbor.
Attorney:  And you were sued by Mr. Simas for defamation, weren’t you?
Cummins:   I believe it was a countersuit.  (Editorial Note:  Here comes the lies).
Attorney:  I'm showing you what's been marked as deposition Exhibit No. 8 and ask if you recognize that.
Cummins:   Yes, I think so.
Attorney:  Is that a copy of the lawsuit that was filed against you in California by Mr. Simas?
Cummins:   I think so.  (Editorial Note:  Aw, Mary is caught lying by Turner).
Attorney:  Tell me why Mr. Simas sued you.
Cummins:   I went to get a restraining order against him.  (Editornial Note:  Apparently Mary Cummins has a long history with restraining orders.  You would not believe how many there are out there).
Attorney:  Why -- he sued you for getting a restraining order?  (Editorial Note:  It is always hard to follow Mary Cummins logic).
Cummins:   After I filed the restraining order, he sued me.
Attorney:  Okay, so you -- what did you restrain him from doing?
Cummins:   He had to stay away from my property, he had to stay away from me and my husband.  (Editorial Note:  Cummins has never had a legal husband.)
Attorney:  What was Mr. Simas doing to you that made you feel like you needed to go sue him and get a restraining order?
Cummins:   He took a sledgehammer to my house, he tore down my fence, he tore down my gazebo. He stalked my husband and me. He tried to stab my husband with a machete. He stabbed the hedge trimmers through the fence at me.  (Editorial Note:  Good grief, if this is even close to the truth, what did Mary Cummins do to this man to make him act in such a manner?  All reports indicate the other neighbors really liked him.  But then we have to remember how Mary Cummins has a problem with the truth and then you realize she withdrew the restraining order and that is just something you do not do if someone threatened you with a machete.  Remember, it is Mary Cummins who just took out a temporary restraining order against Amanda Lollar ordering Lollar to stay 100 yards away from Cummins.  What?  Lollar lives 3 states away from Cummins and has a $6 Million judgment against her.  I think we all agree Lollar wants her money.  The last thing she wants is harm to come to Mary Cummins.  Cummins needs to work her butt off for the rest of her life to pay Lollar. )
Attorney:  And, so, then, he sued you for defamation and assault and some other things; is that correct?
Cummins:   I don't know if he sued me for assault.  (Editorial Note:  Oh good grief, the woman is sued so much that she does not know for what it was that she was sued!)
Attorney:  What was the outcome of that case?
Cummins:   I got a restraining order against him.  (Editorial Note:  Records indicate Mr. Simas has a restraining order as well.)
Attorney:  What happened on his countersuit?
Cummins:   He went crazy, his attorney dumped him, and that was the end of the suit.  Editorial Note:  Hold on there, Mary Cummins, that is NOT what the court documents state.  Mary Cummins signed an agreement with Mr. Simas to not harass, bother, complain or videotape him, amongst other things.  And in typical Mary Cummins fashion, because she believes EVERYONE stares at her chest, including 90 year old men, attorneys, husbands, wives and well you get the gist, she accused Simas of staring at her chest.

Well, in reviewing this, along with the court document, one comes to a single conclusion:Mary Cummins lies – a lot.
Mary Cummins likes frivolous restraining orders. Mary Cummins LOVES the law that prevents ‘prior restraint’, so to this day, Mary Cummins continues to accuse just about everyone of being obsessed with her body parts. Take a look, other than she walks like she is pulling a plow, there is nothing going on with Mary Cummins body that anyone cares to observe. Very sad.

A dissected look at the self-promotion Mary Cummins posts on all of her pages:

Mary Cummins of Cummins Real Estate Services has supposedly been in real estate since 1984, over 25 years, yet she claims to have retired twice and is now indigent. She is supposedly licensed by the California Office of Real Estate Appraisers. Mary Cummins was an agent and broker licensed with the California Department of Real Estate selling residential income, commercial buildings, raw land and homes for Merrill Lynch Realty in Beverly Hills and Westside Properties in Los Angeles before concentrating on appraisals, yet again (she claims to have retired twice and is now indigent).  Mary Cummins currently provides real estate appraisals, expert witness testimony (LOL), historical research (LOL), legal real estate research for mortgage brokers (LOL), banks (LOL), lawyers (LOL), factors (LOL), insurance companies (LOL), financial consultants and private individuals (LOL). Mary Cummins was born and raised in Southern California. Mary Cummins attended Beverly Hills Good Shepherd Catholic School and Beverly Hills High School. Besides being a member of Junior Mensa (HA - there is NO SUCH THING!) and on the Dean's list (seriously doubted), Mary Cummins was a top ten national swimmer and competed on the men's water polo team (perhaps this is why there are sites out there spectulating that Mary Cummins is actually a man?). Mary Cummins began college at the age of 15 attending the University of Southern California on scholarship (AND NEVER GRADUATED), majoring in Psychology/Sociology (perhaps she thought this was stalker school?). Mary Cummins started a non-profit organization in 2002 by the name of Animal Advocate, (SUSPENDED THE EXACT SAME YEAR).  Animal Advocates rescues ill, injured and orphaned wildlife for release back to the wild (AND ALLEGEDLY ALSO COMMITS CRUELTY?) . Mary Cummins is licensed with the California Department of Fish & Game  (BUT RECENTLY LOST HER PERMIT, link coming soon) and the USDA ("FOR THE HELL OF IT" see video) to rescue and rehabilitate wildlife. Mary Cummins speaks to local community groups and students about respecting wildlife and humane wildlife control (LOL). Mary Cummins is also a Nuisance Wildlife Control Operator (does she trap and torture these animals?). Mary Cummins has written manuals on small mammal rehabilitation besides numerous other articles on wildlife (PLAGIARIZED?). In 2005 Mary Cummins went to the police academy at Rio Hondo College (A COLLEGE THAT WAS SHUT DOWN) She also took the police gun and taser classes for certification (AND NOW MAKES VEILED GUN THREATS). She went to the State Humane Association of California and took their Animal Law Enforcement Training Academy to become a humane officer (perhaps they should be warned?). She is currently on the Humane Society of the United States National Disaster Animal Response team (perhaps they should be warned?). For more information, go here.
